If you are looking to buy a four-unit or six-unit building that will attract healthy, active older Americans who will simply rent from you, then you probably need to look for a property that either has an elevator (or the prospect of putting one in down the line) or is on one or two floors. You may need to renovate the property to include some universal design elements (so wheelchairs will fit). And, you will need to market these properties to your future tenant population.

I think you need to decide who your tenants will be first, then figure out everything about them, from how much money they will have to spend, to what services/amenities they will want, to what you can provide for them.
